We combine M&E Modelling/drawing expertise and real construction experience to enable the production of fully coordinated and spatially accurate 2D and 3D M&E services drawings and models. Drawings are produced in the industry standard Autodesk AEC Collection (including Revit, Navisworks, & AutoCAD) utilising inputs varying from outline design 3D models to red-pen 2D mark-ups.

Highlights of our capabilities are:

• BIM Level 2

We have extensive experience of working in a BIM Level 2 environment on projects up to £60M in value. We are fully conversant with all the major CDEs including 4 Projects, Aconex etc) and with COBIE schedule linking and embedding.

• 3D Coordination

We have extensive experience is producing 3D coordinated services models and drawings working on our own design and also those of other consultants. Clash detection is undertaken as the model progresses both between the services themselves and between the services and the building fabric. Clashes are resolved by re-routing and local re-sizing of elements where possible or through review with the Designers where necessary.

The advantages of the 3D approach include:

  • Full 3D Visualisation of the proposed MEP installation allowing demonstration of the design intent to non-technical stakeholders – this can include video “walk-throughs”
  • Clashes resolved as the model progresses avoiding the need for remedial works and possible delays to site processes
  • Real time coordination/clash detection can be undertaken to assess the impact of late changes to services and the building fabric
  • Accurate drawings incorporating the coordination can be prepared direct from the model – this can include sectionss, and elevations at any point as required to aid buildability

• 2D Coordination

Where required we produce fully co-ordinated 2D working drawings for MEP services. Drawings are produced in the industry standard Autodesk AutoCAD software package utilising inputs varying from outline design 2D drawings to red-pen 2D mark-ups.

As the various services are detailed clash detection is undertaken manually to assess clashes between the services themselves and the building fabric. Clashes are resolved by re-routing and local re-sizing of elements as part of the detailing or referred to the designers for advice as necessary.

All drawings produced are double line type, fully dimensioned and c/w invert levels. Full consideration is given to pipe falls, spacing between services, supports and accessibility for maintenance. Detailed 1:20 drawings including section/elevations are provided for all pinch points and all plant areas.
